Peak Castle (珀居), a prestigious property project developed by the Emperor Group, is located at Kwun Fat Street, Siu Lam, Tuen Mun, a site acquired by the developer in April 2012 at $180 million with an estimated accommodation value of $4,635 per square foot. Completed in 2016 and issued with an occupation permit, the 14 individual mansions, each with a private pool, garden, and rooftop, ranging in saleable area from 2,761 sq ft to 4,132 sq ft (in addition to gardens), with 3 bedrooms and 2 bathrooms (with twin suites) to 4 bedrooms and 2 bathrooms (with 4 ensuites); and a clubhouse with a gymnasium and lounge, etc. A luxury property developed for high-net-worth clientele, the project’s unique sales pitch is “prestigious exclusivity”(優雅的獨家性) and “dedicated”(專屬的). Sales commenced in July 2018. As reported by the media on 2 April 2021, House 8 was sold by tender on the day for HK$70.5 million at a price of approximately $25,534 per square foot. All 14 mansions were sold at this point, with the developer cashing in a total of approximately $1.29 billion.

Since its sale, buyers have moved in for about 2 years on average. However, there have been recent reports of various problems with their home, such as wall cracks, interior marble cracks and water leakage due to poor waterproofing.

As time passed, more and more problems were encountered in the house, including: leaning structure, windowsills with gaps widening (one could even fit the palm of one’s hand), semi-detached slabs on the building walls, cracks everywhere, water leaking from the cover wall, severely blocked sewer, overflowing water causing a waterlogged garden and ruined swimming pool. The buyer has recently filed its case in court.
